The 50 most expensive localities to buy a property in Spain. Sitges holds the 8th position in the ranking.

The Spanish real estate market registered a 7.3% annual increase in the average price of used housing in March, according to the latest 2023 price index from idealista, the leading real estate marketplace in southern Europe. In this report, we will examine the evolution of prices in the 50 localities with over 20,000 inhabitants with the highest housing prices in Spain.

Interestingly, only five provincial capitals appear in the list: Donostia-San Sebastián (5,191 euros/m2), Barcelona (4,063 euros/m2), Madrid (3,935 euros/m2), Palma (3,531 euros/m2), and Bilbao (3,174 euros/m2).

Above Donostia-San Sebastián, we find six municipalities, most of them in the Balearic Islands and particularly on the island of Ibiza, with prices ranging from 5,330 euros/m2 in Sant Antoni de Portmany to 6,295 euros/m2 in Sant Josep de Sa Talaia, the most expensive municipality on the list.

It’s important to highlight that Sitges, a crown jewel in the province of Barcelona, ranks eighth on this list. Sitges is renowned for its charm and luxury. Located on the Costa Dorada, it is famous for its film festival, its carnival, and its vibrant nightlife. Properties in Sitges are highly sought after, especially luxury ones, as they offer an excellent quality of life and a privileged location on one of the most beautiful coasts in Spain.

The 50 localities with the most expensive housing in Spain are spread across 10 provinces, with Barcelona (11), the Balearic Islands (10), and Madrid (8) having the greatest representation.

The most significant annual increases were recorded in other localities, except for Sant Antoni de Portmany, which has the greatest increase on the list with a 34.3% annual increase.

Only three localities on this list experienced price falls compared to March of the previous year: Getxo (-1.1%) in Vizcaya and the Barcelona municipalities of Molins de Rei (-2.2%) and Gavà (-3.8%).

Among the interesting findings of this ranking is that 20 of the 50 zones reach maximum prices in the historical series of idealista.
