Foreign property purchases in Spain are concentrated along the Mediterranean arc and in both archipelagos. In more than 100 districts and neighborhoods of these coastal municipalities, foreign demand accounts for more than 50% of the total interest in buying a home in these sun, beach, and relaxation destinations.<\/p>\n

In locations such as Roses (Girona), Calpe (Alicante), Andratx (Balearic Islands), and Sitges (Barcelona), foreign demand exceeds 65% of total searches and interactions on real estate portals, with notable nationalities including French, Dutch, and Germans. Discover the 120 locations where foreigners dominate the interest in buying a house in Spain and the most prominent nationalities.<\/p>\n

Where Do Foreigners Look to Buy Property in Spain?<\/strong><\/p>\n

Germans, Swedes, and Dutch are the ones most searching for homes in Spain from their countries. Foreign property purchases have shown notable behavior in recent years. Between 2021 and 2023, transactions increased intensely, according to the Property Registrars. In the last year, foreigners accounted for 15% of total home purchases in Spain, up from 13.8% in 2022, exceeding 87,300 transactions. In 2022, with a lower percentage of the total, they surpassed 88,800 transactions, marking the best year in the historical series.<\/p>\n

Main Destinations for Foreign Demand<\/strong><\/p>\n

Foreign demand for housing is concentrated along the coast, especially in Levante, from the Costa Brava to C\u00e1diz, and in both archipelagos. More than 120 locations in seven different coastal and island provinces in Spain concentrate more than 50% of foreign purchase interest, reaching over 70% in places like Port Esportiu – Puig Rom \u2013 Canyelles in Roses, Girona; Maryvilla in Calpe, Alicante; and Sitges, Barcelona.<\/p>\n

Alicante: The Most Demanded Province<\/strong><\/p>\n

Alicante has the highest number of destinations, with up to 30 areas where foreign demand exceeds 50% of the total. Notable areas include Los Frutales in Torrevieja and the districts of Moraia de Moravit-Cap Blanc, Paichi, or Pinar de Advocat-Cometa, all with foreign demand between 64% and 65%. In Orihuela, areas such as Playa Flamenca or La Zenia also show high percentages of foreign demand.<\/p>\n

Balearic Islands: A Preferred Destination<\/strong><\/p>\n

The Balearic Islands appear with 28 locations, some attracting up to 67% of foreign demand, such as Cala Ratjada or Canyamel in Mallorca, and districts like Port d’Andratx or Es Camp de Mar in Andratx.<\/p>\n

Santa Cruz de Tenerife: More than 23 Locations<\/strong><\/p>\n

The province of Santa Cruz de Tenerife presents 23 locations among the most demanded, such as Playa de Fa\u00f1ab\u00e9, Torviscas Bajo, or La Caleta in Adeje, and municipalities in the islands of La Gomera and La Palma.<\/p>\n

Other Demanded Provinces<\/strong><\/p>\n

Girona, M\u00e1laga, and Las Palmas each have 12 favorite destinations for foreigners. In Girona, districts of Roses like Port Esportiu – Puig Rom \u2013 Canyelles and Santa Margarida stand out. In M\u00e1laga, the districts of Nerja such as Burriana and Nueva Nerja, and in Las Palmas, the beaches of Mog\u00e1n and destinations in Fuerteventura like P\u00e1jara or Antigua.<\/p>\n

Sitges: A New Point of Interest<\/strong><\/p>\n

Sitges, in the province of Barcelona, has become a new point of interest for foreign buyers, noted for its vibrant cultural life and proximity to the Catalan capital.<\/p>\n

Germans, Swedes, and Dutch: The Main Interested Parties<\/strong><\/p>\n

Visits from Germany are the most notable, being the nationality most interested in buying in 55 of the 120 analyzed areas, especially in the Balearic Islands and Canary Islands. Sweden follows with 21 areas, showing interest in Alicante and M\u00e1laga. The Dutch also stand out in Alicante, M\u00e1laga, and Granada. Other relevant nationalities include the French in Girona and Italians in the Canary Islands. The British maintain high demand in Manilva, Estepona, and Gualchos, Granada.<\/p>\n

Noteworthy is the demand from Poland in La Mata, Alicante, and Bah\u00eda de Casares, while Lithuanians focus on the Cliffs of Los Gigantes in Tenerife, and Norwegians in Patalavaca, Mog\u00e1n, Gran Canaria, where there is already a significant Norwegian colony.<\/p>\n
